The Taren Point Road commercial development in Caringbah required structural solutions optimised for commercial loading conditions in the Sutherland Shire.
Commercial Requirements
Commercial buildings have different structural requirements than residential developments. Floor loadings are typically higher, column-free spans are larger, and floor-to-floor heights must accommodate commercial services distribution. The Taren Point Road project was designed to meet these requirements efficiently.
Structural System
We selected a reinforced concrete frame with post-tensioned band beams to achieve the required spans while maintaining economical floor-to-floor heights. The system provided flexibility for tenant fitout and accommodated the services requirements of commercial occupancy.
Foundation Design
The Sutherland Shire's geological profile, featuring Hawkesbury Sandstone at relatively shallow depth, provided excellent founding conditions. Pad footings on rock were the most economical foundation solution, eliminating the need for piling and reducing construction cost and programme.
